There is no clarity online as to what to do as a tenant if you think you are being taken advantage of in terms of RUBS.

The financing terms are more advantageous going the residential route but I do not want to continually risk my personal assets each time I buy a property (despite already having an umbrella insurance policy in place).

Probably nothing is wrong but I wouldn't bend over backward like that because even if this person doesn't take advantage the next person might.
