@Ruslan Bachinsky Hi Ruslan - well I can't address all of your building questions/concerns I could maybe provide some advisement in terms of rental rates for the various units.

@Garret Anthony Central Ohio has some great opportunities for the long term...and C-class value add MF is the way to go...finding the deal is the hard part....most agents and wholesalers are looking in the 1-4 unit range by default...I would recommend buying as many units as you possible can out of the gate...don't fool around with duplexes if you have $200k to spend...it will take longer, but a deal that meets your criteria will come along...or a possible partnership with a like minded investor that can put some skin in the game...

From there Rabbu shows you each listing near the address you input, and I would highly recommend clicking through to multiple to see what amenities they offer so you know what it takes to succeed. 

When I was issued a development permit, for the basement suite, they also provided me with a legal separate address from the main unit.

We're definitely a little wary of a no inspection contingency, since we're new to the business and probably "don't know what we don't know" in terms of predicting what we might find during inspection and the cost to address them.

They ultimately declined our offer and chose to move elsewhere.I requested a forwarding address from them and they eagerly questioned me about the security deposit being returned.

I have searched city and state government websites and I see that short term rental is fine, vis a vis Airbnb, but I cannot find anything specifically addressing long-term rental of rooms in a primary residence. 

Buying as a primary (less skin in the game- higher COC return ) house-hack that until you roll into a new primary which shifts the prior house over to your asset column.
