Except as otherwise provided in subsection (1) and as set forth below, the lien is effective from and shall relate back to the recording of the original declaration of condominium, or, in the case of lien on a parcel located in a phase condominium, the last to occur of the recording of the original declaration or amendment thereto creating the parcel.

I was getting very frustrated and anxious by this stage as I knew I was getting a very sweet deal and was worried the sellers could back out.Then an attorney on the  sellers end popped up, who was representing him in in the car accident incident.Today I received an email from the sellers attorney that they are cancelling the contract, citing that its null and void as its past the closing date.

Depending on any other clauses within the contract, the way this is worded, the binding acceptance doesn't occur right away. 

It never occurred to me that I probably could have gotten it for less than $50,000 until your comment made me remember that.

BUT.... the most productive deals for me, have occurred driving parks, meeting park managers and owners.

And thats not expecting some miracle or some crazy price appreciation thing that typically only occurs on the coasts.

We both have full time jobs, so if problems occur with tenants, we will most likely look at hiring a Property management.Thank you!
