I mean how many agents are going to be on your dream team when your capacity is to buy one 70k house in the mid west and hope to rehab it.. and want them to do all your ground work.. time suck for agent.. that's for sure.

I'm following the changes in the city and I expect all the expansion east and west is going to leave a void for young professionals that would prefer to live closer to where they work and hang out.

key to this is local knowledge and as U state SAVVY.I personally grew up in it.. my Dad bought 80% of his inventory for the year at the annual tax sales in Northern CA in the mid 60s through the mid 80s.. granted he was in the land business.. very very few houses ever get sold for tax's on the west coast tax sales out here are 99% bare land and many times strips of land .out in the mid west and other areas this is quite viable.. but education is the key.. and not just generic education specific education to the specific markets..
