For real estate, I did a lot of knocking in Las Vegas in about 2013 - 2014 when I was a Realtor.If you do it for a week, you will learn more than I could write here in several pages - so I will skip to the part I think is important.I DON'T think it is a great way to find wholesale properties, and I think you will find that out for yourself quickly.

I'm also looking for a coach/program/mentor anything to up my game.

This is true in most areas of life--we are most in need of an experienced coach when we're learning something new (particularly if what we're trying to learn is a high-stakes process like RE investing). 

I am a part of Jason Drees Coaching and the mindset academy, so if you are looking for a community to join or some coaching on mindset/growth regardless of the industry I can't say enough good things about what they have to offer there.Other than that I'd say to spend a good amount of time and energy on defining what your investment criteria and goals are. 

I am a real estate investor, I help people invest in real estate passively and I coach students for Jake and Gino who teaches people to buy multifamily apartment buildings.  

In Las Vegas I’ve had 2 evictions in 22 years.

Here is some quick hitters on the vegas market in the last month! 

Anecdotally in Vegas the were being paid “big bucks” last year (Say $75-$100/hr vs regular nurses getting $50-60/hr) and they would take every one they could get.
