You could have obtained the lender info along with authorization, transferred property to a title holding trust and stepped into seller's shoes without need for assumption.Since you took action but are uncomfortable with sub-2, I suggest that you pass on the deal to someone who is both comfortable and experienced if you are unwilling to feel uncomfortable going forward.

Some places you can charge storage fees for personal items. 

They are all packed and ready to move, most of their belongings are in storage.
