It also gives you a skewed version of profitability because instead of taking the maintenance/capex costs and showing them as expenses (which they are, albeit paid to yourself) you're likely not showing them at all and getting a higher FALSE profit margin. the cost to build a roof is set by the market. whether you pay yourself or pay someone else doesn't change the value of the work.

If you are currently renting however, you might consider a more mild version of house hacking to start building equity such as buying a 4 bedroom house and renting out the other 3 bedrooms.

I am looking at the 5-50 unit space and see all kinds of versions of this. 

That’s a very simplified version of the plan and why I’m not concerned about price as much.

Are you using QuickBooks Desktop or Online version?

I really like Rentec Direct. the free version has plenty of features.I also like Cozy, and use that for some things as well.
