So you are saying that it is possible to buy a duplex with a FHA mortgage, start living in one side and renting the other and have something in place to greatly limit the risk? 

So if it's possible to quiet the unit I would like to try.  

Soak up as much knowledge and ask as many questions as possible.

There are a lot of parks who won't work with investors and be cautious of parks who have there own units for sale since o have seen parks steer possible buyers to their units.

Also, there is the crack running across the floor of the garage so there is a possibility the cement may have shifted down lower allowing water in.

Possibly they are confident prices will go up and they will make money in the long run. 

I guess we are all different but my thinking is I would rather have people who I know would possibly be interested and have the funds so I can get the deal completed as fast as possible and within the time limit.
