Welcome to BP, the information that I am finding here is tremendous.  

While not in Arizona, I've still found tremendous success in the CT markets, specifically in close proximity to hospitals and universities.

I have been a long time reader of these forums and have picked up a tremendous base of knowledge from you, my colleagues, on this forum.  

I've seen tremendous damage by both dogs and cats.  

Bed bugs have become a tremendous nationwide problem.  

You have to pay insurance, or you risk tremendous financial loss because of these people. 

My daughter ended up renting that one out for a while, bought another home in a decent, but not super fancy neighborhood, sold the first at a nice profit, and is now in a house that's appreciated tremendously.  

Also make sure you find an investor friendly agent that is familiar with seller financing, that will help tremendously & im speaking from experience.

Focusing on growing a real estate portfolio has given me a tremendous amount of purpose and it seems like it may do the same for you!

That is a tremendous amount of money for many people, including myself!
