This way, it's highly unlikely they could keep that close date and do repairs, but if issues come up, you could ask for a credit instead which wouldn't push the close date back at all.

Keep doing research on different areas that make sense to you, decide on your goals and you'll find the right market.

Also, before you guys spend a lot of time and money working through a partnership to be used on several deals, it may be worth finding a deal to do together, keep it simple, and see how you guys like to work together.

Just make sure your LTR tenants keep their units nice, so your STR units' market well.  

Also keep in mind, YOU have a witness because you were showing the property to someone you likely did not know.

I understand that doing bi-weekly simply means you are doing 13 mortgage payments a year as opposed to 12.

Any tips you have when dealing with a tenant who consistently breaks lease, lies about property damage / repairs needed, does things like keep the heat off in the winter when shes closed for the one day a week.
