I would agree with Tom and Harry the best thing would be to wait until you at least have more reserves to work with in the case that something happens which it probably will.

IDK how they survived so long without a/c, heat and not so awesome plumbing...

She tells me that most personal judment type liens do not survive foreclosure in Texas.

However municipal liens, code enforcement and the like survive the tax lien sale and, although they can be negotiated down with the Special Magistrate post tax deed auction, it is something you will have to make time for.
