The areas I have primarily stuck to have been east central Georgia, as well as the Upstate of South Carolina, as both are growing areas, closer to home, and it has allowed me to be “boots on the ground”.  

@Kyle Soderman it’s different from state to state, but in GA it’s called a leaseback.

It's in a good area in the top 10 best school's districts in Georgia.

Unfortunately I live in the bay area (CA) and am priced out of investing here so I am looking out of state (Tennessee, Georgia, Florida, Indiana).One of the things I have been thinking is turnkey RE investing too good to be true?

I'm currently in Scotland, UK, however I've previously lived in Georgia and have been to many states. 

But there are other states like NC, GA and NJ where attorney's are routinely used. 

I graduated college in 2016 and had a job offer for an engineering firm in Atlanta, GA and left immediately for the “big city” life.

So he had drafted state returns for CA and NJ when the properties are located in GA and KY respectively.
