So I have units with more dishes then tenants.When my handyman is up on the roofs I tell him to always check for items that need water seal but mostly he does not (not the best handyman that we have ever had).I suspect the dishes significantly shorten the life of the roof and therefore result in increased cap ex.

@Jose Ortega Focus on doing any outside work (roof, siding, landscaping), plumbing work, and HVAC work first and see where you are at after that is done in terms of tenants moving out, etc.Will the major cap ex items being repaired put you in a spot where you will get the appraisal you need to execute the BRRRR?
