As I said, the seller is in a distressed situation and really pressed for the funds to take care of elderly parents, who are the original owners of the property.I was told by a reputable bank in my area that handles land lots loans, that I don’t have enough liquidity and I would need at least $100k in my bank account to move forward.

I would like to present myself as the "property manager" and have them not know I am the actual owner.  

The owner wants to sell. 

Can I, as the owner of the SDIRA, combine those profits with what would be the cash in my newly formed Solo401K into the SAME property?

   There is a property near where i live that I think can get owner to sale to me to be rehabbed and there is someone who wants to buy it after it rehabbed. so how do I go about setting things up?

Anybody here have a good foreclosure letter to send to owners who are in default?

The owner, Chris, is phenomenal and if it weren't for the way he views customer service and the culture of the company I'm not sure I'd have taken a position in this field.
