I've watched the area houses for a while but wasn't confident that it's a good area.  

I warned one set of tenants and they shaped up once they realized I was watching. 

Of course, it has to be taken with a grain of salt when watching and realize  that it's "Hollywood" and things are fabricated, but it get people THINKING and that's the important part.It sounds like you were involved with a very important aspect of our military.  

I expect listing agents to be far more knowledgeable and skilled in their market and pricing to be able to accurately price a property - heck if i can after watching the local market for 6 months they should - I asked a well known agency for a price evaluation they gave me a 2 inch thick binder and stated X amount - I said nope it's worth more and went with a discount broker and sold it for 25k more.

We have also witnessed a pretty steady increase in rental prices as well as values over the last couple of years.San Antonio is also an easy city to predict what the market is doing as it historically always follows the other three major markets.Biggest thing to watch for is we have pockets that are spread out all over the city.
