I was told by Quickbooks that this can only be done with an app plugin but I wanted to see if anyone knew of a work around.

I have a feeling if you've got a tenant who won't pay the app fee they're not a tenant you'd want anyway!

Are there any apps or programs that links final payment to the contractor submitting photos? 

It had large gated yard with  crab apple tree and a delapedated shed that needed to go. 

We get a fair amount of traffic, and for the last 6-8 turns on our 15 units (SFH, and small MF), have always taken apps and eventually signed leases from the open house.Good Luck!

I recently looked at some photos and videos which were taken with an I-6, using an upper end app that costs about $10 and the pictures blew me away.  

So when you say the seller sold the condo on a 30 year lease option, you're combining apples and oranges.I have no clue how that paperwork looks between the condo seller and the college kid, but based on what you said, I'm guessing there is a huge amount of equitable interest granted within the agreement, Dodd Frank Compliance issues, and sounds like it may meet the criteria for the IRS to classify this as a "disguised sale."

But betting on the likelihood that you will be equally lucky instead of focusing on strategies (not necessarily TK) that can bring in consistent and reliable income is a bit like scouring IPOs for what you, without decades of experience, think is going to be the next Google or Apple.
