I have pretty nice rentals, not great, but from A- to C neighborhoods, and find this at every level.

That way you get to learn from them, use their contacts to save money on the rehab and profit more than option C.

I take the b to c contract to title company and they tell me they can't do a flip because of their underwriters won't do it.

Occasionally a tenant has done some significant damage, but so far nothing that was insurmountable.We put an emphasis on offering good rental units (B & C), maintaining them well, establishing keen rental criteria, thorough tenant screening, a strong rental agreement, clearly discussing every aspect of the rental agreement with the tenant before we hand over the keys, establishing and maintaining good relationships with tenants, good relationships with neighbors who will alert us as needed, a good relationship with local law enforcement, regular property inspections, swift follow-up to rental agreement violations, sufficient insurance and a sufficient reserve fund.We stand behind our mission statement:   "We strive to provide safe, clean, affordable, comfortable, and quiet housing for responsible renters in the neighborhoods of West Vancouver."

I never actually order title until I have the deal sold b/c I don't want to have to pay for it if I don't sell it. 

Just would like some recommendations on what others would do with this property.Details:Both sides are 2 bd/2 ba - 900 sqft built in 1985Gross Rent: $1475 ($725/$750)Paid: $177k with 20% downRecent repairs include - replace a/c in one unit, replace stove, replace carpet, paintI have one tenant that is going to move out in the next month. 

The bike rack area is a bit crowded with the M/C but passable I could not accept another one though.
