I'm extremely motivated to get this rolling the right way.

My concern isn't so much with relo, as much as the tenants claiming they have a right to stay, and staying.  

If anyone has any pieces of advice they would be willing to share about getting started in real estate in a small town without having a lot of money (college student) that would be extremely helpful! 

The site is pretty exclusive so I'm not too concerned that they are bluffing.Would brokers also be able to help with the ground lease process or would you recommend us speak to an attorney?

You heard my concerns lol   How do you personally differentiate between smart leverage...and well not smart?

Something I've found extremely effective is to pre-lease the property.

I'm getting a certified mold inspection, but unsure of other concerns to look out for.

Also the fact that I have owned my business for 5 years (CPA business) I am extremely comfortable with sales, marketing, rejection etc. 

This property is best suited for someone with deep pockets simply looking to park cash with no concern for making money.

This is extremely risky as the borrower if he is not paying his mortgage is most likely not paying his taxes or insurance on the property.
