The only issues were that the 4 older buildings are going to need a new roof at some point during my ownership and the parking lot needed to be repaired.

Well she doesn't need to know as much as you do.But in order for her to feel comfortable you need to make her comfortable and let her know what you know what you're doing.In order to progress you're going to need to let her let you test out what you want to do and invest in real estate.

It depends on how competitive the market is. 30 days for due diligence is nice but sometimes you only get 2-3 weeks if you want to win the deal.
