I needed a starting point for mortgage rates to do my deal modelling. from your experience, should the interest rates vary much by geography or are they relatively uniform?

I'm sure there are plenty of folks who have done something like this, so I wanted to see if there is a standard operating procedure or if this type of deal varies a lot from one to another. 

This varies widely from one brokerage to another.As far as them asking for a % from first few deals by calling it mentorship -- seems fine and dandy to me, as long as you are getting mentorship. 

@Brandon I Garcia Where I live it varies from town to town but I can get the water and sewer bills all in my name, none of it ever goes to the tenant.

I used to estimate insurance at $500 per unit per year, but this can vary quite a bit, especially these days.
