The reason I choose toledo and ohio area because properties are cheaper and it has higher return on Investment.

Getting a license only for your own deals isn't a good idea for many reasons. 

I ran the scenario past a few friends and they all said they would prefer a bathroom upstairs near the bedrooms and they probably would not be interested in renting it for that reason, especially at the rate I hope to rent it out for.  

You can still screen with other methods such as asking the right questions about their reason for staying and who's in their group and checking their reviews.

Additionally, reaching out to other developers for their insights on the timeline's reasonableness could provide a bit more perspective.

The reason being I see a lot of people again just looking at one specific number and not understanding everything behind it.
