Any recommendation for a good preferably open source rental management software that primarily handles back end accounting? 

Is that accurate or does it work just like other property management?

I actually believe it is useful to have your license as an investor as you can collect commissions from your own deals and search for deals as well as serve others in the same capacity.I recommend making a connection with a good property manager in your area if you intend to work with investors and to make your own investments as passive as possible using them.

I don't have any padsplit though for reasons I'll tell.You will be mostly wrong assuming padsplit is lower effort, hours / week managing vs airbnb.   

Hello BP Family,I've managed my own properties for over a decade and I'm looking to start a property management business where I manage other investor's rental properties. 

I am not planning on driving the routes - would need to have a manager & dispatcher while having trucks and drivers actually drive the routes and deliver packages.The businesses seem to be quite strong cash-flow-wise but I'm not sure if it's a good idea to get into this business.Would appreciate any feedback on this.Thanks.
