Debating if I should wait or pull the trigger and refinance in 6 months to probably take advantage of the housing decline anyways.

This might trigger a zoning refusal.

Was this considered a sale that would trigger potential tax recaptures?

I have been interested in investing in real estate, and will eventually, but was wondering if now would be the time to pull the trigger while prices will be lower.

I am aware if the consequences like “not due” yes, but in order for that to be initiated you have to trigger something in the lender/government program to see that you are using it as an investment property.

They have been very helpful for us with many forms that have been reviewed by the legal department for compliance with local regulations.

It may make sense to wait a little while before you pull the trigger on your first investment property, but now would be the perfect time to start getting all of your loan docs in, getting pre-approved, and start looking for something.

So I don't see any reason to pull the trigger on any deal right now, unless I am compensated for that extra risk with a lower price, etc.

This does two things: 1) Triggers your mortgage company to procure very expensive lender-placed coverage on the property, and 2) Raises a red flag about the title transfer. 

I've discussed with my lender about triggering the due on sale clause by transferring into my LLC.
