Is now the time to invest in real estate?

I am 22 years old currently living in Fort Worth Tx renting a house. I am in a situation where I have to move out in 2-3 months and was thinking about buying a single family home, 3 bed 2 bath, close to TCU college. I have 2 tenents that would live there for at least a year while I make minor renovations to the property before I eaither lease or sell the property(leaning more towards leasing while the market is in a recession). I have been interested in investing in real estate, and will eventually, but was wondering if now would be the time to pull the trigger while prices will be lower. I don’t have much to put for a down payment but was wondering if anyone’s had any advice or suggestions for a first timer like myself.
