JeffCongrats on the future acqusition.Consider Zillow and Trulia-end users have access look at new listings that don't have an MLS #Expired listings-call see if they want to sell for cash quickly.FSBO-check for motivated sellers.Go to local landlord Association Meetings, look for motivated sellers.Look for opportunities for Niche or Specialized Housing.

If you're rehabbing and flipping a few properties here and there, then you could label yourself a turnkey provider, but I separate a flipper from a provider as those that focus and specialize their business on a regular volume of renovated properties, typically off-market, and usually sold to investors.
