I have strong interest in BRRRR, but the local market is very expensive, so am looking at other better rental markets that aren't terribly far away (like Richmond).My concern is the Rehab portion of BRRRR since I'm not located in the immediate area, but 2.5 hours away.

haha).Anyway, I was just discussing with my daughter and a student (in different conversations) that:-Cash is terrible to sit in right now because of inflation-Real estate is very expensive and interest rates are on the way up (which, in theory, should lead to a price decline - if not a price increase slowdown at a minimum)-Collectibles are sky high-Automobiles are sky high-I'm not in love with the drastic swings in crypto (or the "bigger sucker" necessity of it to make money)It just doesn't seem like there's a great place to park money right now, but you've got to put it somewhere because of the aforementioned inflation...If that money finds it's way home to me, I'll look into real estate as it's always my first choice, but with my only being a teacher, I need my real estate to pay for itself and can't rely on expected future rent increases or appreciation in case it doesn't happen.

I still manage a couple of my properties, takes a lot of time creating systems up front, learning how to be a good manager, etc, but not terrible once you have your systems in place.
