Data supports this because the infrastructure can't sustain the large population in a downturn.

Research may include: Economic sustainability, economic and employment diversity, job and population growth, local schools, cash flow vs property class, median home price, renter to owner ratios, ect.  

Doubt you will find something sustainable providing income or positive cash flow by yourself. 

Expect to pay $350k+ per door and a pro-forma cap rate of 4% if you're buying in a desirable area.It's my opinion that the rent growth we've seen around here is not sustainable even with heavy migration into the state, so I wouldn't be a multi-family buyer in the Phoenix market today. 6 months from now, that might be another story...

I would have an LLC in place of course, but I'd like to determine if a lawsuit against the GC, me, and the home inspector would find my role to be blameless prior to ever sustaining any judgment against my LLC.

I'm looking to learn where to find money lenders and a mentor to walk me through a few flips also looking to get a network of contractors and wholesalers to all work together to sustain steady work  to do as many flips as continuously possible I have never done a flip but these are my goals thanks for any advice I'll be learning from you all.
