So I am a new and young real estate developer however I am student at heart and I enjoy here from you guys, y’all have a lot more experience then I do so my questions is this what is all the approvals and permits needed to develop something new from site selection to actual construction?

To much student debt.

I've also been reading Chad Carson's Retire Early With Real Estate and am fascinated by the concepts and stories of other real estate investors.At the beginning of 2016 I took control of my finances and aggressively paid my way out of $25k worth of credit card and student loan debt (huge "thank you" to the Personal Finance subreddit for being a fantastic resource).

I (along with my fiance) own three residential properties (two in Danville, VA and one in Burlington, NC) and am looking to add another by the end of summer, so we'll get there one day.While I enjoy my full-time job of teaching biology and anatomy to high school students, I do want to get to a point where I can focus solely on expanding my real estate portfolio. 

You also have a captive and infinite tenant pool with the students but there are city zoning ordinances that prohibit student occupancy in certain areas (This is designed to keep the frat-house away from grandma and grandpa Jones) it complicates things.
