I am assuming he could not be a partner in the business since it would be like paying himself?

However, it did hit me strongly that if I wanted someone else to buy me a property, there were plenty of people out there willing to do that!

Maybe using a little creativity to get a larger down payment (partners or seller carry for a couple years) might help!

Martin that networking and developing strong relationships is a key first step and that those efforts with networking will likely be rewarded with these kinds of amazing opportunities.

But otherwise I think it is a very good idea: if I do not come access my first deal soon,  i am thinking to partner with someone and use wholesaler for my first deal.

I have some experience investing, I bought a Multi-unit in Anaheim about 3 years ago with a partner and recently sold a SFR I bought in 2003.

My partner got on the phone and told her she'll put a lis pendens on the property so fast, she wouldn't do anything with that property and hung up.
