As for online payments, which you didn't ask about so I didn't offer, apartments.com, Zillow, and turbo tenant are 3 right off the top of my head that are free to use to collect payments online. 

If people can access basic needs, and even new homes, for free it will eliminate rent and sales for many existing homes.

If your average tenant stays 2 years and it takes you 6-8 weeks to have the next tenant in place then you have almost a month per year where you are not getting rent but still have bills to pay.
