Quite honestly, I tend to buy new appliances from the big box stores. 

I have spent many hours finding a solution.

3 The electric panels are fuse boxes, and I don't see much wiring that looks new even though there appears to be some grounded outlets upstairs.

And U folks that have a sand box filled with homes you can buy for far less than replacement cost your in the drivers seat when you choose correctly..

Oh - and when people break the house rules and throw a party or hot box the entire home so that the downstairs guests' rental is completely reeking of weed?

Lots of things didn't go to plan: w/pandemic had no income & I spent ALL of our savings on this investment AND I just gave birth to our 1st kid AND the fires in CA displaced us for 2 months.

I have spent hours on and off the clock showering the MLS, using prop stream, contacting agents, wholesalers, divorce attorneys, property managers, etc.

Tenants are not being clear about the rabbit being trained and seem evasive, stating that the farm they will get it from says training is quick, and that the rabbit only needs to be shown litter box in cage once and that is the extent of training-- online info indicates that training is a process not a one time thing.
