Honestly, your best bet for a tenant might be a very carefully selected Sec 8 family with only 3 people in it - that might be a mother and her son and daughter.

My parents gave my son a screwdriver set for Christmas one year. 

I only ask this because two properties I am looking at currently the original owner passed away. 1 happens to be my next door neighbor that I did not know personally but I have spoke to her son who comes to cut the grass every few weeks.

We did have one massive problem with an inherited tenant whose teenage son trashed the place after they moved out.

I chose Everett because it’s close enough to the airport (my place of work) and it’s the suburb type area my wife wanted for our son (almost took an apartment in Lynn, she wasn’t too happy).The competition sounds a little scary, to be honest.

I don't think I've ever seen anyone actually living there, and my neighbors tell me the original owner passed away and his son-in-law inherited it.Bottom line is that the HOA and the city have "fined" the owner multiple times, and apparently sent multiple letters to the property listed as the owners. 

I specifically remember our son in the back seat as we headed down to Allen Park and Redford.
