After doing the program for couple of deals, I find out it is almost impossible to make profit on doing Flip with their system, since they are providing these stuff:1.Sourcing clients with deals on Zillow, that is anybody can do that, you can't buy a property with very low prices2.Asking un-credited investors to borrow Hard Money Loan, I don't really think anyone don't have much experience should borrow Hard Money Loan, with balloon loan mechanism, it is basically teaching new-bees to suicide.!

As far as your VA loan goes, I do think you will need to have a steady source of income on a W2 for at least 6 months right now or 2 years tax returns if your an entrepreneur.. unless you can manage to get your disability rating then you might qualify just based off your awards letter.

I think almost any seller would be better off just listing their property on the market and would come out ahead financially as opposed to going through a wholesaler.So that is some 'bluntness' on wholesaling from my perspective.The other observation I have on the job itself is that it takes a lot of effort.

I don't think we are going to see a ton of appreciation on the properties we buy there, but for us, the cash flow makes up for it.
