@Mark Smith They  need 12 month clean history   of mortgage to cash out. 

Also the pro-forma shows rents at $500/month, but Rentometer and other sites put the rent closer to $800/month.2 Questions I was hoping the BP community could help me with:1.

Keep in mind site super's or GC in these arenas are out there we can hire them.. they don't need to be principals in the transaction unless some how they are bringing you dirt at such a low value ( which is rare these days)
