It'll hopefully put more pressure on the debtor to get their rent paid knowing everyone else there see's they are obviously behind.If you boot it, I bet you could structure the lease language in a way that would require payment of the rent in full for the boot to come off, plus the boot fee, because like you suggested the parking would be the last item funds would be applied to.

I also like single-family houses, so duplexes may show a little less, however not much less, as I would assume you will generally see more turnover in a duplex then a SFR.Just my thoughts.

From what I can read in the tax code it seems possible with the homestead exemption here:This annual exemption is available for “residential property that is occupied by its owner or owners as his or their principal dwelling place, or that is a leasehold interest on which a single family residence is situated, which is occupied as a residence by a person who has an ownership interest therein, legal or equitable or as a lessee, and on which the person is liable for the payment of property taxes
