Any contracting business large enough to do this would simply do it themselves .

You can simply refinance in your personal name, then transfer to an llc, for whatever that is worth, as Fannie specifically allows to do this. 

Carrying and paying off debt are not simply mathematical actions.

If they are on the paperwork simply to satisfy the owner occupant requirement, but they are not an owner, that could be seen as fraud too.

Once you start running the math on flippers and capital gain, it's amazing on how many more you'd have to do successful in that 10 years versus simply amassing a portfolio of rentals that pay you to live.As others have stated, I would certainly buy several properties to take the stress off any one investment, but since you have that amount of cash also wouldn't focus too much on only 20% down. 

At the end of each year I would simply keep the property and buy a new one as primary residence.As for the area, I really cannot live in anywhere cold, so somewhere in sunbelt or near sunbelt would be nice.

Looking at a duplex where the current owner pays utilities simply because there is no si meter for water or electric.If I were to try and sub meter it, how much would that cost?
