This part I find frustrating not because I necessarily think that she should have used the money to pay me back but because I strongly believe she still has no reserve and that instead of purchasing jet skis she should either have the money as reserve or paid me back what I lent but definitely not have purchased jet skis.I go into one of my tenants homes and they have a flat screen TV in every Bedroom and the living room. 

But I should be okay as long as I do my homework and screen tenants properly.

This assumes they have passed your screening standards.

Those are the only people that I've seen really screen tenants, show up on time/answer phone, and not hire idiots to do work.

Looking to invest in the Milwaukee market, the returns look great on my screen. 

This would include advertising, screening, credit checks etc.

I’ve thought about finding someone who could simply handle showing the property and screening potential tenants and just get a 50 percent commission on first months rent for successfully placing a tenant.
