ThanksUnless you have the cash to take down properties on the market you will have to become an expert on the space and the market and go directly to the sellers but you need  to know what your doing and how to talk to them as most sellers are getting contacted by several investors and brokers.

The living room/dining area/kitchen (15'x17') are all in one room and they feel fairly small to be used as a living space.

I started with SFR's but now my focus is in the Multifamily space.
