A lower limit there is fine as long as it's high enough to support the umbrella, and as long as we increase the umbrella limit to reach that $2 million minimum.So John T is fine with his underlying limits of $300,000 because he has a larger umbrella and, I assume, the umbrella only requires a $300,000 underlying limit.If there's a substantial price difference between the two policies, it is almost certainly because of a difference in how the carriers underwrite the property.

The cash flow will support you paying them back.I wouldn't look at hard money for a long term deal, risky.If you partner with an unknown you never really know what you are going to get, and you don't have the money to buy them out.

Omar - don't forget the political aspects of real estate.In respect to development (or re-development), we can only imagine how the economics of a new tract built in a tough area may have played out.Politician needs to repay a favor to a supporter, who just happens to be a developer.Developer sees an opportunity to (maybe) change a negative economic trend in that community.Developer builds one less profitable project so that a much more profitable one can be approved in another community.Bank offers low, subsidized financing due to local or national programs that exist at the time.Just because it doesn't (or didn't) make sense, doesn't mean it was unprofitable.

You will not survive with 50 low producers and only 2 top producers.I guess what I would look for is how much I have to pay my broker in commissions then how much support I would get in terms of education and coaching.Just to reiterate, having a brokerage is a business.
