The below thoughts are all predicated on a very high monthly cashflow property, leaving a wide margin of safety, which I invite your input on:1) If it's generating on average $1500/month NET cashflow, and generally a worst-case scenario of $1000/month (so at least ~$2800/month gross), I won't want to sell it in the first place2) If for any reason I did have to sell it, at the price I'm looking to buy (and could therefore sell), it should be appealing to many cashflow-focused investors, especially since I'd have thorough and accurate historical financials3) Buying all-cash would put me in a position to ride out any financial/economic storms for a potentially long term4) Having a property manager in the local area would make it feasible to maintain ongoing management and ownership of the property, regardless of my personal situationWhat are your thoughts?

It’s a disaster waiting to happen as you will end up having the GC take you for a ride on change orders because your inexperienced - your design team will also nickel and dime you for every change you make.

I think you could bring SOME value if you found a 'developer' who does multi-family construction...You might not be able to ride thru the whole process, but you could take a 'finders-fee' for connecting them.

Builder developed the property as a luxury resort with rides, pools etc. with excellent guest ratings on bookings.com, Expedia etc.

I think that could be a very powerful strategy for someone like you starting out with some flipping/rehab knowledge and clearly a family with good experience that you can lean on.Real estate is a heck of a ride and thinking about it at 14 is incredible.

They can always over ride it to go to 71, but it resets at the next cycle.They have ones that limit ac as well.
