LOL, I strongly disagree agree with @Ann Bellamy 's take on this.In every state title companies require an attorney to be "connected" to them, many are owned (the agency is owned) by an attorney or they have one on retainer or contract.

In this situation, can you rework some walls to make a larger master bath and closet and still keep the 4 bedrooms?

That includes cleaning up the mold, painting the floor and walls, and inspecting the HVAC (which works because the power is on)
