Thank you Rich :D Although I am not Rich Weese, I understand where his statement is coming from - so I'll chime in, and let him say more when he gets around to it (he's busy with relocating as I understand things).

I have been renting for two years and continued to rent because I didnt know if I would be relocating for work.

If you are unfamiliar with the process of screening a tenant and/or may be relocating long-distance -  my best advice would be to find a qualified property manager to screen and onboard your new tenant as well as maintain the asset.

Winter for studios and one bedrooms seems to maintain okay, as a lot of renters relocate this time of year for their jobs, often relocating alone. 

Owner relocated and would like to sell the house.

Sometimes you can get an exemption for a reason like new place is bigger, in a better school district, or job relocation, but your case seems weak to me.
