Taking the 30 year gives you the option to accelerate debt reduction if desired while also giving you breathing room for the unexpected.

This 10% penalty is offset somewhat by the reduction in amortization, since you'll be paying much less in interest over the life of the mortgage.

But as a home builder let me warn you it's a big pill to swallow.Good luck!

It's the manufacture and production (i.e. a grow house or a meth lab) that could cause you longer-term issues.Of course, it does bring up obvious questions about the quality of the neighborhood and other tenants.And you might also be able to use the info as negotiating leverage to get a price reduction - at the very least, you are likely to eat some additional vacancy and turnover costs with that unit. 

Longer days on market, price reductions, lack of multiple offers. 

Start a sensible weight-reduction plan...today.

A little less cashflow in a little better neighborhood will serve you better long-term in price appreciation and tenant headache reduction.

If their offer is less than my next price reduction, it's simply not worth my time.  

Unfortunately, there is no specific list of activities or magic pill that is guaranteed to make you money as a RE investor.

Just because you are accelerating the mortgage reduction doesn't make it a bad idea or skew your COC-ROI.
