I have a great job but am tired of having to physically be present for every $/hour and don't want to work like this for the next 30 years waiting for cancer to take me.Am hoping to meet good people and learn as much as possible so I have the tools to start making this passive income a reality sooner than later.

That property is negative cash flow even before the tax hike and for that reason I would not even consider it as a rental.Your maintenance estimates are not even close to reality and should be estimated closer to $500/month and probably higher.

Its best to have a checking account for the LLC and do not commingle with your personal accounts.where triers of fact can pierce LLC is if they think they are not properly funded IE shells.the reality is if you do get sued ( extremely unlikely event unless your a slum lord). the other side will name you personally... and you would spend many dollars to get the point a trier of fact is ruling on this issue...

Everyone and their dog wants a home at 70-80% of the value.Doing that caused me to lose 2 homes not too long ago as I was trying to get an "acceptable" cap rate, when in reality, the area I was looking at just didn't have those fabulous high cap rates to begin with.
