A concern I have is that there aren't a lot of four bedroom homes in our neighborhood (ie are we pricing our home out of comparable range).

I am guessing you have to go to commercial with terms that aren't as favorable.

We will also keep you in mind if it's one that we aren't going to buy we can send it your way.  

If they aren't in the ballpark of the book I just say thanks and move on.

The year I went, I think they sold about $1.3 million in tax liens.The nice thing about the sale in Lincoln is you aren't bidding down the interest, you are just buying the tax lien.

It is a small enough city that many hard money lenders aren't willing to lend here.  

Title companies aren't just concerned about the ability to win a challenge over the title.

-There are some items that are commodities and priced by unit of material (drywall, bricks, roofs) and some that aren't (foundations, design, landscaping, excavators, carpentry)-Prices vary considerably across regions, times of year, skill level, local demand, unionization, licensing restrictions, independent contractor, etc.  

Not looking to sell...butI'm looking to buy more SFH rentals in19802 and parts of 19801 if you come across any that your other investors aren't interested in.
