I would be honest with a reference, but don't give too much information.The questions I usually ask/answer are:  Did tenant give proper notice when leaving?

With drywall, to do proper mold remediation you need to replace it.  

A deck properly constructed is tied into the house, needs a permit, and  should be according to code. 

I was actually approved and in process by Quicken Loans, but they mortgage banker didn't properly prequalify me, so they cancelled my loan.

As long as you use a proper contract between the wholesaler & bird dog, you aren't breaking any laws.

You need good systems and a good process that you execute on consistently.
