Trust me, investing profitably ain't as easy as it seems on the HGTV shows. 

It is a competitive market so a deal won't be easy to find, you will need to do the work to force appreciation to make a deal work.

In will county it takes 5 weeks and the process is very easy. 95% of my portfolio is in will county.
