I've run some numbers for flipping it, and even acquiring it at the listed price, I should still be able to make a decent profit, approximately 20% of the ARV.

When a decent one is new to market, the same 10-15 investors end up bidding the profit right out from under ourselves.

Then, everyone else could give you their opinion on the overall numbers, including the important one at the end: profit.

You can even use it to land a mentor if you connect with someone in your area and offer them a majority split (like 60/40) in return for helping you through the parts you're unsure on.
