Many of the successful fund operators I have seen have 6 yrs, minimum, of company experience before moving from asset to fund.  

I assume we would use a title company.

Plenty of other good 1031 companies out there too. 

I am leaning to rent by room, given I could use the extra cash flow, and I currently work for a property management company so I have a good system in mind to use. 

We have several 1-2 family rentals in a neighborhood that gets a mix of students, grads, and professionals.

Currently I am house hacking as a mid-term landlord (list on Airbnb.. renting Jack and Jill upstairs in our home to traveling professionals) we are consistently booked and lots of inquiries.

I actually like the suggestion you gave for the second home, I just don't know how I would swing it since we're targeting it as an add the the investment holding company as opposed to a solo purchase for myself.
