This would be something that tenant could choose another location for - no laundry option on site.I would say location is primary as so many factors (including safety) go into that for a tenant, so buy right in terms of close to schools, parks, offices, grocery stores, etc.

In doing so, we were able to address the health or safety concerns of many, comply with orders that varied state by state, and meet the demands of a very active market.  

Many, but not all of the 4-plexes that I've seen are in less than desirable areas which is fine except I would be living in one of them and I guess safety should get a vote....lol.

This would be best self managed.I agree with the comments here and think that you should prioritize putting studio on separate meter if able to. 

We specialize in short term rentals in our market and have in depth knowledge about what types of properties to prioritize and what locations bring in the best occupancy rates, nightly rate, etc.  

While I realize that there are plenty of other metrics that help determine Real Estate market strength, prioritizing prices gets to the crux of the question, “will prices crash”?
